Blue skies brought out the crowds.
With a slow economy and 6 days of rain as a backdrop, over 61,000 guests attended the Tidewater Builders Association 2009 Homearama at Culpepper Landing in Chesapeake, providing overwhelmingly positive feedback about the showcase homes.
The event was deemed a resounding success by exhibitors and builders alike, who reported that guests were more likely than those in years past to be seriously shopping for a home or a product for their home.

Masive rainfall the last weekend brought out the tent company for emergency drainage.
In fact, 75% of those who voted in The People’s Choice survey at the event answered “yes” when asked if they saw or heard anything at the show that influenced them to make improvements to their home. Thirty-three percent of the 3,658 respondents indicated they are planning to purchase a new home within the next three years.
Six of the 12 Homearama homes had sold before the start of the show and negotiations were under way on several other homes in Homearama and in other locations when the show ended.

The Homearama homes at Culpepper Landing are in “the sweet spot” – that is, the price range that is selling well in the current Hampton Roads new home market.
That’s according to local real estate prognosticator Van Rose, who predicts this year’s crop of 12 showcase homes will sell by the end of Homearama. The Tidewater Builders Association showcase of homes is open Oct. 3-18.
Rose is president of Rose and Womble’s New Homes Division. He told a gathering of builders and media representatives that new homes in the $350,000 to $450,000 price range are approaching a healthy market – one that’s good for both buyers and sellers.
He bases his analysis on how long it would take to absorb the current inventory of new homes in that price range. In this case – about 5 months.
Culpepper Landing developer Tim Culpepper told the group 5 Homearama homes are sold with negotiations under way on several others.

The site of Tidewater Builders Association’s 2009 Homearama showcase of homes made headlines for the sales activity it has been enjoying during the slow housing market.
Culpepper Landing developer Tim Culpepper gave a personal tour of the traditional neighborhood development in Chesapeake to Josh Brown, a business reporter for The Virginian-Pilot.
The reporter also spoke to builders and buyers in the community, and focused the article on the bargains — the value for the price — that are attracting so many buyers.

It actually wasn’t the 90-plus degree heat and intense humidity that warmed the crowd gathered at Culpepper Landing this week. It was 6-year-old Sydney Lambert, the little girl for whom builder Herb Watson of The Walters Company named his Homearama home this year.
Her smile and outgoing personality charmed the onlookers who were there to celebrate her life and those of the other children whose lives are saved by the care of the medical team at Children’s Hospital of the King’s Daughters.
Along with Chesapeake Mayor Alan Krasnoff, Councilwoman Dr. Ella Ward, Developer Tim Culpepper and Tidewater Builders Association President Pete A. Kotarides were numerous suppliers and subcontractors whose contributions will help generate proceeds that will go to help the hospital continue its mission. Proceeds from the sale of the $499,999 home will go to the hospital.

The lot was empty, except for the concrete foundation. All around it, Homearama 2009 homes were coming to life. To the unknowing eye, it looked as though builder Scott Brooker of SGB Homes might have trouble meeting the deadline for the Tidewater Builders Association’s big event in October.
But not to worry. Scott spent yesterday overseeing the delivery of his Homearama home in the Culpepper Landing community in Chesapeake. The home arrived by truck in seven modules, and by the end of the day, he needed only to install exterior siding, some roofing, and some minor interior details.
The customized 2,898-square-foot home was assembled in a Haven Homes warehouse in Pennsylvania. When it’s finished, it will be right at home in the Homearama streetscape. It will also be certified as a “green” energy-efficient home that’s nearly 98 percent air tight.
The home may be built in modules, but it is a one-of-a-kind, featuring 10-foot ceilings on the first floor, 9-foot ceilings on the second floor, 8-foot doors, upgraded kitchen and cabinets throughout the house, cat 5 wiring for whole-house audio and surround sound, as well as hardwood and ceramic tile floors.
One advantage of a customized modular home is the speed at which it can be assembled in a controlled environment. “With this type of construction, can have a house finished from contract to delivery of keys in 12-16 weeks,” says Brooker.
